Property due diligence and verification of ownership
Before signing any document or transferring funds, I perform a comprehensive legal review of the property. This process includes verification of ownership in the land registry, as well as checking for mortgages, liens, or other encumbrances that could affect the transaction.
I also assess potential legal risks related to the property. When assisting clients who are purchasing property in Zadar or Croatia, the objective is to confirm that the property can be legally transferred to the buyer and that there are no hidden legal issues that could affect buyer's ownership in the future.
Coordination with the seller, real estate agents and notaries
During the transaction I maintain regular communication with all parties involved, including real estate agents, notaries and, where applicable, the seller’s legal representatives. Communication is carried out through telephone and email correspondence in order to ensure that the process moves forward efficiently and that all legal aspects of the transaction are clearly understood.
Drafting and reviewing purchase agreements and pre-contracts
I assist clients by drafting or reviewing the pre-contract and the final purchase agreement to ensure that the interests of the buyer are properly protected. Furthermore, I have to verify that the contractual documentation accurately reflects the agreed terms and that the client understands the legal implications and the risks of the transaction.
This is particularly important for foreigners who may not be familiar with Croatian legal procedures and documentation. I also attend the signing of the agreement before a notary public in order to ensure that all legal steps are properly followed and that the transaction is completed in accordance with Croatian law.
Registration of ownership in the Land registry
Following the completion of the transaction, I prepare and submit the necessary documentation to the competent land registry court and ensure the registration of the buyer’s ownership in the land registry.
I also monitor the procedure, follow up with the court where necessary to expedite the process, and verify when the registration becomes final and legally effective.

Sometimes foreign buyers can not be physically present in Croatia during the purchase process. As an real estate lawyer in Croatia - when required - I represent clients on the basis of a properly prepared power of attorney, carrying out the necessary legal steps on their behalf throughout the transaction.
This enables clients to complete the purchase securely and efficiently even if they are not present in Croatia while acquiring property in Zadar or elsewhere along the Croatian coast.
